Arrival Time: The cabin will be available to you from 4pm on your day of arrival.

 

Parking: Our car park is located at the rear of Colestocks Farm Cottage. Follow the cellular-grass surfaced track all the way to the rear and park to the right of the gate (in front of wooden post on the ground). Please drive very slowly along the track, and mind for children and animals.

Cabin location: The cabin is a 180m walk across flat ground from the parking area. Vehicles cannot go beyond the parking area. Please follow the signage to the cabin. A 4-wheel trolley is provided to help you transport your luggage.

​

Cabin Entry: The cabin key is in a keybox attached to the near side of the wooden steps to the cabin door.
The keybox code will be sent to you by direct message on the day of your arrival.

Please always lock the cabin and leave the key locked in the keybox whenever you leave the site.

 

Departure: Check-out is by 10am on your day of departure. Please ensure the cabin is left clean and tidy on departure, and all rubbish/recycling is taken to the designated area in the car parking area (more info on rubbish/recycling below)

The Cabin

 

Wi-Fi: Starlink

​

TV: Is mounted on the wall. It is a smart TV with internet app access to Netflix, Prime, BBC iPlayer and so on. You must sign into your personal account on any of these platforms to view content. There are also news, children’s, and other channels on the free Samsung TV app. The TV is on an adjustable bracket and can be angled to view comfortably from either the sofa or bed.

*It is your responsibility to ensure you sign out of your account on all apps on the TV before your departure. We will not be held liable for any purchases made using your account.

Kitchen: The cabin features a fully-equipped compact kitchen with an electric oven, twin induction hob, sink, fridge, toaster and kettle. Crockery, cutlery, glassware, and cooking utensils are provided.

​

General Rubbish / Recycling: Please put all waste in black bin bags (provided) and place in the DCW wheelie-bin located in the parking area. We pay for this waste to be collected and separated for recycling by local private waste collection service Devon Contract Waste (DCW) as part of their ‘Zero to Landfill’ service (https://dcw.co.uk/). Rinsing recyclable items is helpful and everything that can be is recycled. Food Waste should go in biodegradable bags (provided) in the kitchen food caddy. *Glass Milk Bottles provided as part of our Breakfast Hamper should be rinsed and left out as these can be reused by the local dairy.

Wood-burning stove: The cabin features a small ‘hobbit’ wood-burning stove. The stove must be attended at all times when lit and must be completely extinguished if not attended. Do not rest anything on or against the stove and be mindful the flue will be very hot when in use. (The cabin is extremely well insulated and we suggest the stove is not required for stays in summer months.)

Underfloor heating: The cabin features electric underfloor heating throughout, controlled by the white touch-screen panel on the wall by the TV. Flick the switch on the side of the box up to turn on and use touchscreen to select Manual and adjust temperature. (As above, we suggest this will not be required in summer months.)

​

Bathroom: The bathroom shower is electric and should heat instantly. Please make sure the extractor fan is on when the shower is in use. The extractor fan is connected to the bathroom light and will stop automatically shortly after the light is switched off. Please do not switch the extractor off manually. Please only flush toilet paper down the toilet and put all other items in the bathroom bin provided — the toilet is connected to a sewage treatment plant and sanitary products or wet wipes will cause a blockage.

Wood-fired Hot Tub: The hot tub will be cleaned and filled with fresh water ahead of your arrival. Once lit, it takes 3-4 hours to get up to full heat. A good amount of dried/seasoned wood will be provided, located beneath the cabin. Firelighters, kindling, and matches are also provided. Additional wood (plus kindling and firelighters) is available at an additional cost. Depending on our availability, we may be able to light the hot tub, to give it a headstart ahead of your arrival on the first night of your stay.

To light the hot tub:
Firstly, check the tub is adequately filled with water – the level must be at least above the top metal outlet hole in the tub. The folding hard black lid should remain on the tub – the water will heat much more quickly with this on. Place 2-3 logs inside the burner (located on the side of the tub) with a firelighter at the bottom. Light the firelighter, close the burner door, and you should quickly start to see smoke coming out the top of the flue. Add more logs as the ones in the burner burn down and check the water heat as you go. Use the wooden paddle intermittently to circulate the water to help it heat evenly. Check temperature by dipping your hand in. The folding lid must be fully removed before anyone gets in the hot tub. Be mindful that the water will continue to heat, so don’t overdo it with adding logs. If it gets too hot for comfort – get out of the hot tub. Please also be careful not to touch the flue when in use as this will be very hot. Do not rest anything on or against the wood burner or flue.

Fire pit: A firepit with bbq grill is provided. This must be attended when lit and must be fully extinguished if unattended.

Terms of Your Stay

 

Security: Please make sure the cabin is locked and the key locked in the keybox whenever you leave the site. Loss of the key will incur a charge.

​

No Smoking: West Meadow Cabins is subject to a strict no-smoking policy inside the cabin and any odour/pollution or damage from smoking will result in a charge to ensure the cabin is returned to a satisfactory standard. Smoking outside of the cabin is permitted but guests are responsible for the safe and tidy disposal of their cigarette butts. Please do not litter the surrounding area.

Breakages and Damage: A degree of normal wear and tear is to be expected but should any significant damage or breakage occur during your stay, you will be responsible and liable to a charge equal to the lowest current market value. We reserve the right to charge for excessive cleaning where the cabin has been left in an unacceptable condition.

​

Liability: West Meadow Cabins accepts no responsibility for any illness or injury incurred anywhere on the site or in the cabin.

​

Negligence: Guests will be held responsible for any fire, damage or alteration to the cabin or other parts of the site caused by negligence. Tea lights and candles are strictly forbidden inside and outside the cabin. Please do not leave anything on or rested against the wood-burning hobbit stove inside the cabin or the wood-burning stove element of the hot tub outside the cabin.

Stolen Property: You are responsible for your property, including your car, whilst you are staying at West Meadow Cabins. We do not accept any responsibility for any damage, loss or theft of your personal effects.

​

Dogs and Pets: Unfortunately we cannot accommodate dogs or any other pets.

​

Code of Conduct: Guests agree to not act in any way which would cause disturbance to nearby residents. Please respect our neighbours, particularly when at the parking area and when walking between the parking area and the cabin. No audio players are permitted anywhere onsite outside of the cabin. In exceptional circumstances, we reserve the right to ask a party to leave if there is repeated noise and a request to keep the environment quiet and peaceful is ignored. When this is the case, no refund will be provided, as the guest will have breached the terms of our contract.

Guest complaints: In the first instance of any complaint, please  contact your host Tom directly, so we can try and help resolve the issue during your stay. If you are unable to do so, or wish to do so after you leave, please send any complaints by email to hello@westmeadowcabins.com. Please note, complaints received more than 14 days after your departure cannot be reliably investigated.
